FAN

• Check for alignment and balance
• Check for corrosion and wear
• Lubricate bearings and check for end play, excessive bearing temperature and unusual bearing wear
• Check condition of drive couplings and belts
• Check fan wheel
• Check and tighten mounting bolts
• Check for proper belt tension
• Check rain shields
• Verify unit operation

MOTOR

• Inspect starter coils and contacts
• Tighten all electrical connections
• Lubricate motor bearings
• Examine motor mount
• Measure operating voltage and current
• Compare to name plate data

CONDENSER COIL

• Check for damage or leaks
• Straighten bent fins
• Check pipe clamps for security and vibration

FRAME

• Check for damage, rust and corrosion

COMPRESSOR

• Check refrigerant charge
• Check for refrigerant and oil leaks
• Check crankcase heater operation
• Measure operating voltage and current
• Check for proper operation of operating and safety controls

AIR FILTERS

• Replace on a regularly scheduled basis; except where noted

COOLING COIL

• Inspect and clean with C02 as needed
• Straighten fins
• Check for damage
• Clean condensate pan and drain

HEATING COIL (Electrical)

• Inspect fin condition
• Check for damage and leaks

SUPPLY FAN MOTOR

• Inspect and clean with C02 as needed
• Lubricate
• Examine motor mount resiliency

SUPPLY FAN

• Check for proper rotation and clearance
• Check attachment to motor shaft
• Inspect belts as needed

CONDENSER COIL

• Straighten fins
• Check for damage

CONTROL PANEL

• Test controls for proper operation Check thermostat

COMPRESSOR

• Measure operating voltage
• Inspect starter coils and contacts
• Measure vibration
• Inspect and clean starter
• Examine mounts
• Check crankcase heater operation
• Check refrigerant charge
• Inspect bearing surface temperatures
• Inspect high-pressure safety valve
• Check refrigerant sight glass
• Check suction and discharge pressure, superheat and oil pressure
• Check unloader for proper operation
• Lubricate motor bearings
• Calibrate and clean operating and safety controls
• Check set point of controls and limits
• Sequence test all controls
• Tighten connections
• Inspect and clean contacts
• Sequence cylinder unloaders

CONDENSER FAN MOTOR

• Inspect and clean with C02
• Lubricate
• Examine motor mount resiliency

 

AIR HANDLING UNIT FAN

• Check for proper rotation
• Test for vibration
• Check shaft end play
• Check bearings

MOTOR

• Inspect starter and contactors
• Tighten electrical connections as needed
• Test for vibration
• Lubricate
• Examine motor mount
• Inspect and adjust drive couplings, pulleys and belts
• Inspect for corrosion and wear
• Check housing clearance
• Check alignment and balance

COOLING COIL

• Straighten fins
• Check for damage or leaks
• Inspect condensate pans and drains
